Lake Tenison is a private five-acre waterfront event property in Seagoville designed for family gatherings, birthdays, reunions, weddings, receptions, church events, company gatherings and private celebrations.

The property offers lake views, covered gathering areas and open outdoor space for more than 100 guests. Because the venue is built around a natural outdoor environment, clients must understand the lake restrictions, waiver requirements and host responsibilities before the event.

These requirements protect the property, clarify expectations and help everyone enjoy a relaxed and orderly private event.

Secure the Date

An inquiry does not reserve the property. An approved date is secured only after Lake Tenison receives the required 50% deposit.

Complete the Waivers

Lake Tenison is an outdoor property where insects, snakes and other wild animals may be present. Required waivers must be completed as instructed.

Bring Alcohol Responsibly

Guests may bring and consume their own alcoholic beverages. Lake Tenison does not provide or sell alcohol, and alcohol cannot be sold at the event.

Manage Your Guests

The booking host is responsible for guest behavior, supervision, vendors, parking, lake safety and keeping the gathering orderly.

How do I start the booking process?

Email Lake Tenison with your preferred date, event type, estimated guest count, requested hours and any special setup needs.

Lake Tenison will review the request, confirm whether the date is available and provide the booking documents and payment instructions.

Does sending an email reserve the property?

No. An inquiry only begins the booking process. The event must first be approved.

An approved date is not secured until Lake Tenison receives the required 50% deposit.

How much is required as a deposit?

A deposit equal to 50% of the total rental amount is required to secure an approved event date.

Dates remain available to other clients until the required deposit has been received.
When is the remaining balance due?

The remaining rental balance must be paid before the event date.

The exact payment deadline will be listed in your invoice, rental agreement or booking confirmation.

What payment methods are accepted?

Approved payment methods and complete payment instructions will be listed on the official Lake Tenison invoice or booking confirmation.

Do not send payment through an account or method that is not included in the official booking instructions.

What happens if I need to cancel or reschedule?

Contact Lake Tenison as soon as possible. Cancellation, refund and rescheduling terms are governed by the rental agreement provided for your event.

A deposit should not be assumed refundable or transferable unless Lake Tenison confirms the change in writing.

Can I tour Lake Tenison before reserving it?

Contact Lake Tenison to request a property tour. Tours must be arranged in advance and are subject to property and staff availability.

What happens when severe weather is expected?

Lake Tenison is primarily an outdoor property. Weather-related cancellations or rescheduling requests are handled under the terms of the rental agreement.

Contact Lake Tenison promptly when severe weather may affect your event. Do not assume that an event has been canceled or moved without written confirmation.

What types of events can be held at Lake Tenison?

Lake Tenison is designed for family reunions, birthday parties, weddings, receptions, anniversaries, company gatherings, church events, cookouts and private celebrations.

Describe the event fully when requesting a date so Lake Tenison can determine whether the property is an appropriate fit.

How many guests can Lake Tenison accommodate?

The property can accommodate more than 100 guests, depending on the event type, setup, parking plan and use of the available areas.

Clients must provide an accurate estimated guest count during the booking process.

What features are included with the property?

Current property features include:

Confirm quantities, placement and availability of equipment before your event.

Can I arrive early to decorate or set up?

Setup, decorating, vendor deliveries and cleanup must take place during the approved rental period unless Lake Tenison grants written permission for additional access.

Include setup and cleanup time when discussing your event schedule.

May I bring decorations?

Decorations may be used when they do not damage the property, block walkways, create a safety hazard or enter the lake.

Discuss large displays, inflatables, additional tents, installed lighting or other major items with Lake Tenison before the event.

Can I bring caterers, DJs or other vendors?

Discuss outside vendors with Lake Tenison before the event. This includes caterers, DJs, musicians, decorators, rental companies and entertainment providers.

The booking host remains responsible for vendor conduct, arrival times, equipment, cleanup and compliance with property rules.

Is music allowed?

Music may be included as part of an approved private event. The host must keep the volume and guest conduct under control.

Music and entertainment must end within the approved rental period.

Who is responsible for cleanup?

The booking host is responsible for ensuring that guests, vendors and decorators remove their belongings and leave the property orderly.

Trash, food, decorations and event materials must be handled according to the rental agreement and event instructions.

Can my event continue past the scheduled end time?

No additional time should be assumed. Guests, music, vendors, cleanup and vehicles must follow the approved event schedule.

Additional time must be approved by Lake Tenison in writing before the event.

Is swimming allowed in the lake?

No. Swimming is not allowed. The lake provides a scenic waterfront atmosphere, but guests must remain out of the water.

The booking host is responsible for informing guests and supervising children near the lake.

Is fishing allowed?

No. Fishing is not allowed. Fishing equipment should not be brought onto the property for use during an event.

Can guests use boats, kayaks or water toys?

The lake should be treated as a scenic property feature rather than a water-recreation area.

Do not bring boats, kayaks, paddleboards, floats or other water equipment without specific written approval from Lake Tenison.

Why are waiver forms required?

Lake Tenison is a natural outdoor property with water, grass, uneven ground, insects, snakes and other wild animals that may be present.

Waiver forms confirm that participants understand the outdoor environment, accept the applicable risks and agree to follow the property’s safety rules.

Who must complete the waiver forms?

Lake Tenison will provide the applicable waiver requirements and completion instructions for the event.

The booking host is responsible for making sure all required waivers are completed. A parent or legal guardian must complete any required waiver for a minor.

Could guests encounter snakes or wild animals?

Yes. Lake Tenison is an outdoor waterfront property. Snakes, insects, birds and other wild animals may be present.

Guests should remain alert, wear appropriate footwear and avoid touching or disturbing wildlife.

What should we do if we see a snake or wild animal?

Keep a safe distance. Do not touch, chase, trap or attempt to remove the animal.

Move guests away from the area and notify the booking host or Lake Tenison contact.

How closely should children be supervised?

Children must be closely supervised by a responsible adult at all times, especially near the lake, deck, outdoor equipment and natural areas.

Lake Tenison personnel do not provide childcare or waterfront supervision.

Are firearms allowed?

No. Firearms are not permitted anywhere on the Lake Tenison property.

The booking host must communicate this rule to guests, vendors, entertainers and other event participants before they arrive.

May guests bring alcoholic beverages?

Yes. Guests may bring and consume their own alcoholic beverages during an approved private event.

Alcohol must be consumed responsibly and in compliance with applicable laws and the Lake Tenison rental agreement.

Does Lake Tenison provide alcoholic beverages?

No. Lake Tenison does not provide alcoholic beverages.

Guests who wish to consume alcohol must bring their own beverages and follow all property rules.

Does Lake Tenison sell alcohol?

No. Lake Tenison does not sell alcohol.

Renting the property does not include alcoholic beverages or alcohol sales of any kind.

Can alcohol be sold during my event?

No. Alcohol cannot be sold at an event held at Lake Tenison.

Guests may bring and consume their own alcoholic beverages, but the host, guests, vendors and other participants may not sell alcohol on the property.

The permission to bring personal alcoholic beverages does not authorize a cash bar, alcohol sales or any other sale of alcoholic drinks.
Who is responsible for guests consuming alcohol?

The booking host is responsible for maintaining an orderly event and responding to unsafe, disruptive or inappropriate behavior.

Hosts should plan for responsible transportation and should not allow an impaired guest to drive.

What is the booking host responsible for?

The person reserving Lake Tenison is responsible for the event and must:

  • Share the property rules with guests
  • Keep the event orderly
  • Closely supervise children
  • Manage vendors and entertainers
  • Enforce the no-swimming rule
  • Enforce the no-fishing rule
  • Enforce the no-firearms rule
  • Prevent alcohol sales
  • Follow parking and access instructions
  • Ensure the group leaves on time
What does keeping guests orderly mean?

The host must prevent behavior that threatens safety, damages the property, disturbs others or violates the rental agreement.

This includes controlling excessive noise, unsafe alcohol consumption, aggressive behavior, unauthorized lake activity, improper parking and failure to follow event hours.

What happens if a guest becomes disruptive?

The booking host must respond promptly and take reasonable steps to restore order.

A guest who refuses to follow property rules may be required to leave. A serious safety concern or continuing violation may result in the event being stopped.

Who is responsible for vendors and entertainers?

The booking host is responsible for making sure caterers, DJs, decorators, musicians, rental companies and other vendors understand and follow Lake Tenison’s rules.

Vendor actions are considered part of the event and remain the responsibility of the booking host.

What are the parking expectations?

Guests must park only in approved areas and must not block gates, driveways, emergency access points or neighboring property.

Provide an accurate guest estimate before the event so Lake Tenison can explain the applicable parking and arrival procedures.
