Before You Reserve

Straightforward rules.

Lake Tenison is a private five-acre waterfront event property in Seagoville, Texas, built around a three-acre lake and designed for private gatherings, celebrations and special events.

These policies help protect guests, event hosts, vendors, the property and Lake Tenison’s natural waterfront environment. The person making the reservation is responsible for understanding the rules and communicating them to the entire group.

Important

An inquiry does not reserve Lake Tenison. An event must first be approved, and an approved date is secured only after the required 50% reservation deposit has been received.

What every booking host should know.

Reservations & Date Confirmation

Contacting Lake Tenison or submitting a reservation request begins the booking process but does not reserve the property.

Lake Tenison will review the requested date, event type, estimated attendance, requested hours and any special setup requirements before approving the event.

Once an event is approved, the date is secured only after Lake Tenison receives the required 50% reservation deposit. Until the deposit is received, the date should not be considered reserved.

Deposit & Final Payment

A deposit equal to 50% of the total rental amount is required to secure an approved event date.

The remaining rental balance must be paid before the event. The specific payment deadline will be stated on the applicable invoice, rental agreement or booking confirmation.

Guests should use only the payment method and payment instructions provided in Lake Tenison’s official booking documents.

Cancellations & Rescheduling

Contact Lake Tenison as soon as possible if an event must be cancelled or moved to another date.

Cancellation, refund and rescheduling terms are governed by the rental agreement issued for the event.

A reservation deposit should not be assumed to be refundable or transferable unless Lake Tenison confirms the applicable change in writing.

Event Schedule & Property Access

Events must operate within the approved rental period and event schedule shown in the booking confirmation or rental agreement.

The host is responsible for coordinating guest arrival, vendors, entertainment and other event activities so the group can leave the property within the approved schedule.

Any special access or setup needs should be discussed with Lake Tenison before the event.

Guest Count & Event Type

Lake Tenison can accommodate more than 100 guests across its covered areas and open outdoor property.

Hosts should provide an accurate estimated attendance when requesting a reservation so Lake Tenison can provide appropriate parking, access and event information.

Significant changes to the event size or event type should be communicated before event day.

Booking Host Responsibility

The person reserving Lake Tenison is responsible for the event and the conduct of the group.

  • Share Lake Tenison’s rules with guests.
  • Keep the event orderly.
  • Closely supervise children.
  • Manage vendors and entertainers.
  • Enforce the no-swimming and no-fishing rules.
  • Enforce the no-firearms rule.
  • Prevent alcohol sales.
  • Follow parking and property-access instructions.
  • Ensure the group leaves according to the approved schedule.
Children & Supervision

Children must be closely supervised by a responsible adult at all times, particularly near the lake, deck, outdoor equipment and natural areas.

Lake Tenison personnel do not provide childcare or waterfront supervision.

Lake, Swimming & Fishing

Swimming is not permitted in the lake. The lake is part of the property’s scenic waterfront setting and should not be treated as a swimming area.

Fishing is also prohibited. Fishing equipment should not be brought onto the property for use during an event.

The booking host is responsible for communicating these restrictions and supervising guests, particularly children, near the water.

Boats, Kayaks & Water Equipment

The lake should be treated as a scenic property feature rather than a water-recreation area.

Boats, kayaks, paddleboards, floats and similar water equipment should not be brought onto or used on the lake without specific written approval from Lake Tenison.

Outdoor Environment & Wildlife

Lake Tenison is a natural outdoor waterfront property. Insects, snakes, birds and other wild animals may be present.

Guests should remain alert, wear appropriate footwear and avoid touching or disturbing wildlife.

If a snake or other potentially dangerous animal is observed, guests should keep a safe distance, move away from the area and notify the booking host or Lake Tenison contact.

Waivers

Applicable waiver forms must be completed according to the instructions provided by Lake Tenison.

The booking host is responsible for ensuring that all required waivers are completed.

When a waiver is required for a minor, it must be completed by the minor’s parent or legal guardian.

Alcohol Policy

Guests may bring and responsibly consume their own alcoholic beverages during an approved private event.

Lake Tenison does not provide or sell alcoholic beverages. Alcohol may not be sold by the host, guests, vendors or other event participants.

Permission to bring personal alcoholic beverages does not authorize a cash bar or any other sale of alcoholic drinks. Alcohol consumption must comply with applicable law and the event’s rental agreement.

Responsible Alcohol Consumption

The booking host is responsible for maintaining an orderly event and responding to unsafe, disruptive or inappropriate behavior.

Hosts should plan for responsible transportation and should not allow an impaired guest to drive.

Firearms

Firearms are not permitted anywhere on Lake Tenison property.

The booking host is responsible for communicating this rule to guests, vendors, entertainers and other event participants before they arrive.

Vendors & Entertainers

The booking host is responsible for ensuring that caterers, DJs, decorators, musicians, rental companies and other vendors understand and follow Lake Tenison’s rules.

Vendor and entertainer activity is considered part of the event and remains the responsibility of the booking host.

Parking & Property Access

Guests must park only in approved areas.

Vehicles must not block gates, driveways, emergency access points or neighboring property.

Providing an accurate estimated guest count before the event helps Lake Tenison communicate the appropriate arrival and parking procedures.

Guest Conduct & Rule Violations

The host must prevent behavior that threatens safety, damages the property, creates serious disruption or violates the applicable rental agreement.

A guest who refuses to follow Lake Tenison’s property rules may be required to leave.

Serious safety concerns or continuing violations may result in the event being stopped.

The booking host is responsible for the entire group.

Everyone attending the event should know the basic Lake Tenison rules before arriving.

Supervise children near the waterfront.
Keep guests and vendors within the approved event rules.
Prevent swimming and fishing.
Prevent alcohol sales and unsafe alcohol consumption.
Follow parking and property-access instructions.
Keep the event within its approved schedule.
Waterfront Safety

Enjoy the lake view. Respect the environment.

Lake Tenison is an outdoor property. Waterfront access, natural terrain and wildlife are part of the experience and require reasonable care.

Stay Out of the Water

Swimming and fishing are prohibited. Children should always have responsible adult supervision near the lake.

Respect Wildlife

Do not touch, chase, trap or attempt to remove snakes or other wildlife. Move away and notify the event host.

Complete Required Waivers

Follow Lake Tenison’s waiver instructions before the event and make sure required forms for minors are completed by a parent or legal guardian.

Your rental agreement controls your reservation.

These website policies provide general information about Lake Tenison’s event rules. The rental agreement, invoice and booking confirmation issued for a specific event may contain additional requirements or event-specific terms. When applicable, the signed rental agreement governs the reservation.
